What is an Encumbrance Certificate (EC)?
An encumbrance certificate is a document provided by SRO (Sub Registrar Office), where the property is registered. It is used as proof that no legal and financial claims are liable on the property.

What is an e-Encumbrance Certificate (eEC)?
A digital copy of EC generated online is known as eEC. Residents of Andhra Pradesh will get a service to generate eEC online on their devices without going physically to the SRO office.

How to get an Encumbrance Certificate (EC) online on IGRS-AP?
Now on the IGRS-AP portal, you can get your property EC online within a minute by adding some property-related details.
if you want your property eEC then follow the simple procedure:
- Go to the official website of IGRS-AP registration.ap.gov.in.
- Next, you will see the home screen of the Registration & Stamp Department AP.
- Next, scroll down and then click on the “Encumbrance certificate (EC)” given in the Service section.
- Next, you will get the JSP page, read the page carefully, and then click the “Submit” button.
- Next, you will get a search form for the Encumbrance Certificate, you will search your EC through three methods.
- First, by Document Number
In this, you need to enter the document number, year of Registration, SRO name/code, captcha code, and then, click on the “Submit” button.
If entered details are correct you will get EC details otherwise, a message of “Data Not Found”.
- Second, by Memo Number
In this, you need to enter your Memo number, year of Registration, SRO name/code, captcha code, and then, click on the “Submit” button.
If entered details are correct you will get EC details otherwise, a message of “Data Not Found”.
- Third, by option None
In this you need to select your property district and enter the Applicant name, building details, open site/Agricultural lands details, boundary details, SRO details, period, captcha code, and then click the “submit” button.
If entered details are correct you will get EC details otherwise, a message of “Data Not Found”.
How to check the Market Value of your property/plot on IGRS-AP?
if you want to check the market value or government rates of any property/plot/land in the Andhra Pradesh state then you can take help from the IGRS-AP portal.
Follow the steps to check property market value
- Go to the official website of IGRS-AP registration.ap.gov.in.
- Next, you will see the home screen of the Registration & Stamp Department AP.
- Next, scroll down and then click on the “Market Value Certificate” given in the Service section.
- Next, you will new page where you need to Choose Rates type that is either Agricultural or non- Agricultural, then choose a district, village, or Mandal, and then click “Submit”.
- Next, you will get the details of the market value of the different localities in which your property/plot/land has been.
- Next, you can also check for the Door number Wise Details Rates of a particular locality or area by clicking the “GET” button given against Locality.
